Rental Checklist
Here’s a handy list of do’s and don’ts to help you through the rental process. Keep in mind that each landlord and property management company is different, so be prepared for differences in the rental application process.
DO:
- Have an up-to-date credit report available. Most landlords require this as part of the application process.
- Inquire how soon the rent could be adjusted upward. There’s little point in renting a place for one price only to find the rent has gone up significantly in a few months.
- Inform the landlord about any pets who will be living with you, and clarify their pet policies and any additional deposits that may be required.
- Clarify your roommate situation before beginning the rental process. Who will your roommates be, if any, and will they be signing the lease with you? Most landlords don’t want to be surprised by unexpected additions to the lease at the last minute.
- Inquire whether utilities and garbage/recycling service are included in the rent, or will cost extra.
- Find out any additional application fees or deposits that will be required before you sign anything. Otherwise you may be surprised by hidden costs!
- Read the rental agreement carefully, keeping any eye out for any specific clauses that may affect you and your roommates.
DON’T
- Expect to get the first apartment you apply for. Chances are if you want it, someone else does too. Be prepared to apply to more than one property in your housing search.
- But don’t feel you have to take the first apartment you’re offered either. Make sure it’s the right place for you, rather than rushing to rent it out of a false sense of urgency. Don’t be afraid to keep looking.
- Pressure or pester the landlord about your rental application. This will only hurt your chances.
- Inform the landlord or building manager about your pets after you have signed the lease. Always let them know beforehand.
- Hand over a check before making sure there’s enough in the bank to cover it.
- Rent an apartment sight unseen. Always try view it in person, or get someone you trust to look at it before you rent.
- Pay the rent late. Otherwise you’ll be looking for a new place very quickly.
